Facebook, YouTube, Twitter, Google+, LinkedIn, blogs……the face of both the internet and social media is defined by constant change. How do you keep on top of trends and utilize these tools to your best advantage? Buyers, sellers, REALTORS® and all the various agents associated with property transactions are more reliant than ever on the internet.

Social media tools and proper online marketing are ways for consumers to weed out the “junk” of the internet’s information overload. Recommendations, referrals, testimonials and feedback are what consumers are looking for; social media tools are one way for anyone involved in property transactions to boost their success. To make sure your REALTOR® is utilizing both the internet and social media to your best advantage, here are a few questions to ask.

Ask your prospective REALTOR® what their marketing strategy is, and make sure that their web presence is strong. Remember that monthly Facebook posts are of no use to the consumer. In some cases on post a day might not even be enough. The market changes daily, if not hourly.

Ask how large their social media presence is, and then follow up to make sure what they’ve told you is accurate. A Twitter following of 10,000 means 10,000 sets of eyes on your property! However; the flip side of this is finding out who’s following your REALTOR® and their level of engagement: 10,000 “spam-bot” followers are of no use to you, either. However; a highly engaged following of 200 industry professionals could create the social media “domino effect” that can bring your transaction to a swift, successful closing.
