Park Grove vs. Grove at Grand Bay Condominiums
March 3, 2017These two giant real estate buildings control the luxury condo market of Coconut Grove. Located just 800 meters from each other the buildings are often compared to the other, both look to the bay, have high grade finishes, and 12 foot ceilings.
It is not shocking that even the most perceptive buyers are mystified and uncertain which project they would like to invest in.
The Designers
Rem Koolhaas and Bjarke Ingels are the designers of these two projects, and were also taught at the same architecture school. Bjarke’s large firm constructed Grover at Grand Bay while Rem Koolhaus created Park Grove.
Both designers are very well respected making this and interesting comparison and until he went out on his own Bjarke actually worked under Rem.
- Grove at Grand Bay – like a Sunflower turning itself towards the sun Grove at Grand Bay has the exceptional aspect of turning itself toward the water as the building ascents with each condo getting extreme exposure. To accomplish this each condo has columns within that line up at an angle; while they can be worked with they do take up some space.
- Park Grove – All of Park Grove’s columns are on the outside making for no lost space on the inside. Giving a better sense of inside space to Park Grove in the end.
Completion Date
Completed and opened is Grove at Grand Bay, you can actually walk by and see it bringing some peace to those who like to see a completed project before investing. Park Grove has begun construction and is moving along quickly, but will not be completed for at least another year.
The Layouts
Park Grove will give you more flexibility for change with its lack of columns and amount of drywall that is moveable. However, Grove at Grand Bay does have a mixture of condos including two and three bedroom loft condos.
Conveniences
Park Grove will offer 50,000 square feet of amenities with its three buildings being right inside a recently constructed waterfront park, as well as three magnificent pools with private cabanas, private residents club, a full service kitchen with a large dining area and a celebrated chef, speaking events, musical presentations by applauded artists, movie screenings, and many more.
Extremely personalized amenities created to compliment the wealth of the residents are offered at Grove at Grand Bay. There are three swimming pool two being roof top pools, a fitness and spa center, tennis court, a pet spa, a private chef, and more.

Property Size
Grove at Grand Bay has two towers that sit on three acres; it offers a total of 96 condos with 58 in the North Tower and 38 in the South tower. Park Grove has three towers that sit on 5.2 acres and offers a total of 298 condos. Tower 3 is the most heavily occupied and Tower 1 in the most private.
Park Grove towers 2 and 3 have 2 to 4 condos per floor with partially private elevators. Towers 1 and 2 will have comparable levels of privacy to the Grove at Grand Bay.
