Latest Luxury Real Estate Trends Include Bathrooms with a View

For those seeking a luxury condo, one of the latest trends is the bathroom with a view. Buyers are seeking spa like bathrooms in their own home, which means, an incredible view is a necessity.

Luxury condo developments are trying to gain an edge by providing floor-to-ceiling windows in more than just the public spaces. Instead, they want bathrooms shown off as more than just a water closet tucked away in the corner.

Letting the Neighbors in

While it may not seem like much of a big deal if your bathroom contains floor-to-ceiling windows on the 30th floor, some are referring to these bathrooms as exhibitionist bathrooms. This is due to the ability neighbors may have to take a peek into these luxurious bathrooms. For some, it may be a risky move as privacy may be a bit harder to find.

An Expanding Trend

While the trend for “a bathroom with a view” may have started in New York City, it has expanded into many major cities. Some homeowners have even asked for renovations to allow the shower to look over lush gardens or to provide a picturesque view from the tub.

In Miami, Oceana Bal Harbour is embracing this trend by providing each of the 240 units with incredible spa-like bathrooms. The bathrooms found in this luxury condo building will provide views of the Miami Skyline and the Atlantic Ocean.

The trend really started about ten years ago in New York when Gwathmey Siegel introduced Sculpture for Living Building at Astor Place. The development includes bathrooms with massive windows and incredible views, which was very new to the market.

Siegel’s idea wasn’t exactly a hit right from the start, however. The building struggled to attract tenants due to what seemed like a fish bowl-like atmosphere. While this may have been a concern 10 years ago, it’s rarely one today for buyers, especially within the luxury market.

In fact, putting the bathtub in front of a large window with an incredible view has almost become a necessity for the uber-wealthy buyers. It’s one of the easiest ways for developers and designers to take a building from simple luxury to super luxury.

While not all luxury condo buildings are embracing this trend, experts believe it’s going to become more and more popular throughout 2017 and beyond. Not only has the trend caught on with high-rises, but it’s also becoming popular with luxury homeowners. With luxury buyers craving the spa-like feel and complete pampering, a bathroom with a view just makes sense for these buyers.
